today we’re sharing the exterior transformation of the #mixedusemini! when we first purchased the property, it had been vacant for some time and was in need of serious TLC. in addition to new windows, we painted the exterior white for a fresh, clean look and selected a bold turquoise for the shutters and doors, aiming to create a summery, welcoming feeling. natural wood window boxes and a galvanized metal gooseneck sconce add curb appeal and help designate the first floor as a retail space, while the second floor serves as a #dwelloctoberstay short term rental unit perfect for a coastal getaway. #dwelloctober

because the tile and tub serve as such bold design elements in this small bathroom space, we kept things simple with the vanity at the #mixedusemini. a minimal white oak vanity occupies the corner of the room and is topped with durable white quartz. we also added a small marble shelf for extra storage. a vintage milk glass-style oval mirror, conical sconce, and brass faucet complete the space. #dwelloctoberstay #dwelloctober

we had fun with the bathroom tile at the #mixedusemini! as this property is a short-term rental, we wanted to create a playful vibe for our guests, so we added a fun saying into the floor tile at the threshold, then added a simple wave design into the shower niche. #dwelloctoberstay #dwelloctober

sharing another shot of the mudroom at the #mixedusemini because the lobster wallpaper is just that good! we still can't get over the before and after for this once overlooked room. normally, we wouldn't suggest removing or downsizing a window, but in this case, it was worth it to switch out the bay window for a smaller option more appropriate for the scale of the room, especially because it allowed space to add beautiful built-in cabinets and a bench. #dwelloctoberstay #dwelloctober

the existing kitchen at the #mixedusemini was definitely the tiniest kitchen we've ever worked with. in fact, it was so small, the refrigerator didn't even fit in the room! as part of the renovation, we made a few changes to create a more efficient layout, including adding a peninsula and relocating the mechanicals. we also vaulted the ceilings and added shiplap—another change that had a dramatic impact on this small space. #dwelloctoberstay #dwelloctober

this fun @sarafitz lobster wallpaper was the perfect choice for one of the guest rooms at the #mixusedmini! vaulting the ceiling made such a dramatic difference and gave the space a bright, airy feeling. bold blue trim paint adds a pop of color, while natural rattan and cane accents provide texture. #dwelloctoberstay #dwelloctober

prior to the renovation, the residential unit of the #mixedusemini had a quirky floor plan where you had to walk through one bedroom to get to the other. in an effort to make the space more guest-friendly, we made a few small changes to the layout in order to create two bedrooms with separate entrances. this pretty vignette featuring model sailboats and a vintage luggage rack greets guests when they walk through the door to one of the bedrooms. #dwelloctoberstay #dwelloctober

the existing bathroom at the #mixedusemini had a lot of character, but was in desperate need of some attention. we fell in love with the original, albeit diminutive clawfoot tub, so it became the focal point of our updated bathroom design. we painted the outside of the cast iron bathtub a vibrant coral and reglazed the inside for a fresh look. we also chose to rotate the tub so it ran across the width of the bathroom, maximizing the efficiency of the small space. because this is a vacation rental, we added plumbing for a modern shower, including a floor drain underneath the tub and a glass divider panel to keep the rest of the bathroom dry. simple white subway tile on the walls and blue penny tile on the floor add color and texture. #dwelloctoberstay #dwelloctober

the living space at the #mixedusemini is on the petite side, so we made a few changes during the renovation to really maximize the space. first, we chose to close up an existing exterior door since there was already one off the mudroom right around the corner. we also removed a dilapidated corner cabinet to allow more room for furniture. but the most dramatic transformation of all came from vaulting the ceiling to make the space feel bright and airy. we added shiplap to capture that beachy feel and filled the room with vintage bamboo furniture and red, white, and blue textiles. #dwelloctoberstay #dwelloctober

let's talk about design inspiration! when we first view a potential renovation project, we are often inspired by some small detail and know certain products we'd like to incorporate into the design from the very beginning. in the case of the #mixedusedmini, we knew we wanted to use this lobster print wallpaper by @sarafitzstudio from the get go! this playful wallpaper is just perfect in the entryway—it welcomes guests and sets the vibe for their stay as soon as they walk through the door. a custom-built bench and cabinets transform this formerly dead space into a useful and efficient mudroom. #dwelloctoberstay #dwelloctober

when designing the bedrooms at the #mixedusemini, we aimed to give each bedroom its own identity and create unique and special spaces for guests. inspired by Marblehead’s nautical past, we chose this beautiful @sanderson1860 wallpaper featuring red, white, and blue sailboats and paired it with vertical shiplap paneling to provide both visual interest and durability. we pulled a shade of blue from the wallpaper and painted the paneling, trim, and doors in both bedrooms this vibrant color. a vintage rattan nightstand, coral Jenny Lind spindle bed, and custom embroidered scalloped sheets make this bedroom an inviting and relaxing space for a #dwelloctoberstay getaway! #dwelloctober

when selecting furniture and artwork for the #mixedusemini, we aimed to incorporate as many vintage and local pieces as we could find. because this property is a #dwelloctoberstay vacation rental, we wanted it to have a comfortable lived-in feel and lots of character. we found this vintage rattan dresser @vintageon2 and repurposed it to hold board games, playing cards, and extra blankets. a Frame TV is camouflaged by a collection of local artwork, including prints from @joreyhurley and a brass whale from @seacraftvintage. #dwelloctober
