PSA: get yourselves a cocktail table 👏 use it for everything from coffee to wine, your phone, even the TV remote! Cocktail tables are usually under 10” and are designed to be moved anywhere that is convenient. I realized we needed one when we were watching TV on the sectional and I kept having to put my feet down or almost fall off the couch to lean over and reach my drink (usually tea or wine 😉) on the ottoman tray! So I ordered this (in stock!) bad boy and set it up on Friday night. Josh’s initial reaction: “this thing is SWEET!” Five stars would recommend.

Snow day outside=cozy day inside❄️

27 days until Christmas and we are ready!!! I hope you all had a wonderful Thanksgiving and weekend! Between hosting Josh’s family on Thanksgiving and working all weekend, I didn’t have much time for IG. But I’m back today and ready to share our holiday-ready home!! 🎄when I designed this fireplace wall, I always envisioned a HUGE tree to the left of the fireplace. Last Wednesday night we went full Griswold and brought home this beauty 😍 the rest of our holiday decor is pretty simple… keeping it green, silver, white, and gold this year with a mix of real and faux greenery ✨ can you guess what’s real and what’s faux?! What’s your holiday decor theme? It’s ok to say you don’t have one, too 😉

We spent some time working on some finishing touches in the porch yesterday and it inspired me to make an impromptu furniture rearrangement! I swapped out the navy velvet chairs that were in here with these leather ones from the porch and I think I love it 😍 continuing the “last 5% list” today including reupholstering the dining chairs in the porch, moving the dining room chandelier and paint touchups! Here’s a pretty crazy #beforeandafter from our main floor reno… as you swipe and think “wait, what am I looking at in these before pics?” Those were walls and an 8’ ceiling, friends. That was part of our kitchen and closed-in dining room! And now this is the view from the kitchen AND dining room. This reno has been a challenge mentally, emotionally, physically, and financially 🥴 but looking back on the “before” makes me pretty dang proud and happy to call this the “almost after.” Which I say because we’re still not done yet 😂 next up in here we get to finish the dining room area, and we still have ONE finishing touch on the kitchen. And then we get to move onto the entryway floor! 🤪 one day at a time…

My only fall interior decor so far this year… some maple branches that I snipped from the tree in our backyard 💁‍♀️🍁 we’ve been busy putting the final touches on the main floor, and as of this weekend our living room is 99% done!!!! I just have to paint a couple things and then I’ll be revealing it to you! 🥳 October is going to be a BIG month over here- I’ll be sharing our completed living room, kitchen, porch, and staircase, and discussing our next reno plans. For now I’m just over here soaking up this view! I feel like I’m on an HGTV reveal show and I can’t believe this is my house and I am lucky enough to live here 😂 this house and I have had a reeeeeal love/hate relationship but today (and probably until we start our next project 🤣) it is love👏 #simasixtiessplit

Living room progress! This week well be working on the french doors, fireplace surround, and built in shelves. The wood framing you see here will be the anchor for the rest of the mantle.

What else is left in here?
✔️baseboards & window trim
✔️window treatments
✔️ceiling beams
✔️wall moulding (above FP)
✔️railings (happening soon!)
✔️dining room built ins (not a priority- will likely happen after entryway)

And other than the fireplace, french doors and builtin, just a few finishing touches! We’re getting closer in here and I can’t wait to have a finished living room with a fireplace just in time for the temps to get cooler 🍁🍂

We have a living room!!! We decided we were sick of the basement (and sick of storing furniture all around the house 😆) so we set up the living room today! We still have lots left to do, like install trim, build the fireplace surround and bookshelf and hang curtains etc. etc. but life is short so why wait to install furniture when you can have a beautiful temporary setup!!! And speaking of beautiful, I am IN LOVE with our @loloirugs Giada rug 😍 isn’t she a beauty?! I wanted a rug that would add warmth and color and when I saw this rug, I knew it was meant to be! It’s so soft and the tones are perfect with light and dark furniture. Can’t wait to get this space finished but I am also very content with it for the time being 😄 #loloipartner
