✨✨WELCOME TO THE FAUX-YER REVEAL✨✨
From the moment I saw this space, I was stuck. I knew it had potential, but I couldn’t figure out what it needed to feel right. This wasn’t an overnight project; work on this little corner started back in summer 2022. And yes, I lost sleep over it more than once.

Year by year, it was just little bits of progress… choosing paint, finding pieces that felt like they belonged, collecting art that looked like it had always been here. Even now, I’m still waiting on that last bamboo shade (because of course one always goes missing 😅).

What I really wanted was for this odd little spot to feel like it was meant to be part of the house a space that feels collected and storied, not modern or misplaced. And finally, it feels intentional, like it belongs to the age of this 1930s home.

2 1 I think I’m SLIGHTLY panicking. I have two weeks to find what I’m gonna wear and I’m still missing two outfits one more pair of bottoms. (Possibly two depending on the linen pants) and 2-3 tops. In my research, it says to bring three pairs of shoes, comfy sandals, comfy tennis shoes, and a chunky sandal or heel for fancy nights. I haven’t found the fancy sandal/heel but I do have two pairs of sneakers and a comfy walking sandal

🏡Can you believe it?! 🏡
The transformation on this exterior still blows my mind a little. If I hadn’t been part of it, I’d probably scroll past thinking it was just a good filter. But nopestucco repairs happened (hallelujah), and then paint and shutters swooped in and completely changed the energy of the house.

We didn’t have a huge budget to work with, so the pressure was on to make smart, high-impact choices. I wanted a color that felt warm and neutral- not too stark, not too cool, and definitely not the kind that leaves you saying, “remember the pinkish house?” And the green for the shutters? A forever favorite! still green, still earthy, but soft enough to play nice with everything.

The shutters and window boxes were the finishing touches I just had to have. They brought in that charm, that little bit of storybook welcome that made this place feel like home. Because let’s be honest—she started off a little rough around the edges… but now? She’s kind of a dream.

✨✨✨This room has been through a journey. It started off dark and a little too serious for what I wanted it to be. I kept imagining something lighter, something that felt like it could breathe a space that made you smile the second you stepped in. Slowly, it started to take shape.

I leaned into pattern and play, layered in softness, and added a little bit of fancy. The beadboard gave it that cozy, lived-in charm while the picture frame molding brought in just enough polish. Now it feels like a room with personality whimsical, cheerful, and a little unexpected. And every time I walk by, I can’t help but pause and smile 😊

♥️✨The guest room reveal is finally here!✨♥️
I know it’s taken me a bit (okay, a lot) of time to get this space to where it is but I really wanted it to feel right. And now? It feels like me. Bright, welcoming, a little bit elegant, a lot bit cozy. The colors, the patterns, even the way the light shifts and makes the Clary Sage ceiling go from green to soft blue depending on the time of day it’s kind of magical.

There are still a few pieces I’d love to add (handmade touches, maybe a storage bench or cedar chest at the foot of the bed), but for now, I’m soaking up this cheerful little corner of the house. Hope you love it as much as I do.

That’s this room for me.

If you’re trying to get a similar vibe, here’s what worked:
1. Mix old + new. That vintage art, the thrifted baskets, a new lamp it all lives together like it’s been here forever.
2. Don’t make it matchy-matchy. The blue built-ins don’t exactly match the chairs, but that’s what makes it feel interesting and dimensional.
3. Texture is everything. Pile on the pillows, the throws, the cozy vibe. A room that feels layered is a room you want to be in.
4. Pick a rug that does the heavy lifting. This is the Priscilla PRL-02 Olive/Sand from @loloirugs, and it’s the kind of rug that makes you think, “Was this always here?”
5. Let it feel a little messy. A book on the coffee table, a basket by the sofa, maybe a dog snoozing in the corner. That’s home.

Flip a house without moving into it? ✅ That’s a first for me (Z) and let’s just say it’s been a ride.

This has been on my “one day” list for years, and I can finally cross it off. Billy @tacticalbuildersllc invited me to join him on this journey and we took a house that smelled like a combination of sadness and cat pee, where the walls were more “texture roulette” than plaster, and gave it new life.

We’re talking wonky floors that had me wondering if we’d fall into the crawlspace , a fireplace with rock that was buckling, and at least one questionable plumbing situation that had me Googling “what does that pipe do?” at 1am.

Billy says it’s “the cutest house in Franklinville” and honestly, I can’t argue. It’s got charm, heart, and it’s sturdy as I’ll get out (now thanks to Billy)

This post is all about the after because no one needs to see another photo of me covered in dust, holding a pry bar with that “I just realized we’re going to need a new subfloor” face.

This fireplace was giving haunted house vibes. First , dark stone then crumbling brick, and honestly, not a lot of hope . But you know us, Billy and I weren’t about to let it stay that way. We demo’d, problem solved, and brought this space back to life with a fresh, clean look that feels way more charming.

It’s wild to see how far it’s come: from dark and dated to bright and welcoming. I’d say this one was a labor of love (for me, Z) and a little bit of sweat and stubbornness.

Just a little side yard before and after ✨SWIPE✨but honestly, there’s so much more than what you see.

This kind of transformation takes a lot of brainstorming… a lot of trust… and a whole lot of “okay, just hear me out” moments (because half the time, the vision in my head is so hard to explain).

Billy and I have become a really good team, and this project took SO much prep all of which was done by @tacticalbuildersllc. I’m so grateful for Billy’s patience in rolling with my ideas and for helping me bring this old house back to life, one project at a time.

Oh, and the flower boxes? Flowers coming soon 🌺 along with a little staging to cozy it all up. I can’t wait to see it all come together with the furniture and decor- one more thing to go!

Lay the ditra (orange roll) for the floor tile. It’s cold Still need the other marble piece to finish sill cuts. Then attach- then grind then polish. Hahaha. Still so much to do.
