The hard truth is if you aren’t successful in a “saturated market” it’s because someone else is. 

If you are struggling to get bookings, before you blame it on market saturation I urge you to take an honest audit of where your listing stacks up against your competition. 

If it were me, I would start with:

1. Amenities. Does every top performing property in your market have a hot tub and you don’t? Figure out the commonalities in the top performing properties and adjust where you can.

2. Cleaning fees. SECRET SHOP and see what your competition is charging. If you are charging $250 for a 3 bedroom and your competition is only charging $100 that absolutely factors into a guest decision to book. 

3. Professional Photography and photo order to make sure the best parts of the property are showcased. Don’t come to me and blame market saturation if you are using iPhone photos, just don’t. 😆

4. If your competition has a 2 night minimum and you are sitting at 3 or 4 night min that could be a factor in your occupancy.

A few key takeaways: 

📝Consider changing your title to include a callout of the design. 3 distances is a bit cluttered and not very engaging. 

📸 Consider changing your second photo to the photo of the bedroom, the exterior is nice but not one of your best 5 photos. I like to always like to see living space, bedroom, kitchen in top five but then 2 more of the best selling points. 

🌟 Make the listing description 2-3 sentences and then add your top three closest attraction distances under. 

✅ Check in with your dynamic pricing strategy to increase occupancy. 

❤️ Clean up “distances” section because right now it’s overwhelming. Choose 5-6

No joke, people ask me all the time if “*name the random* small town” will work as a short or mid term rental. I never write them off but always check a few things: 

1️⃣ Is there industry in the area like a power plant or manufacturing that brings in high level seasonal workers? 

2️⃣ Is there a local or regional hospital that draws traveling doctors and nurses? 

3️⃣ Is the local area encouraging commerce and actively growing? 

4️⃣ Is it a thoroughfare on the way through two larger areas and a route where people drive through a lot? 

Sometimes you just need to look in your own back yard for a slam dunk market. Our small town STRs host people coming in for funerals, family reunions, grandkid visits, engineers, doctors, etc etc etc.
