The hard truth is if you aren’t successful in a “saturated market” it’s because someone else is.

If you are struggling to get bookings, before you blame it on market saturation I urge you to take an honest audit of where your listing stacks up against your competition.

If it were me, I would start with:

1. Amenities. Does every top performing property in your market have a hot tub and you don’t? Figure out the commonalities in the top performing properties and adjust where you can.

2. Cleaning fees. SECRET SHOP and see what your competition is charging. If you are charging $250 for a 3 bedroom and your competition is only charging $100 that absolutely factors into a guest decision to book.

3. Professional Photography and photo order to make sure the best parts of the property are showcased. Don’t come to me and blame market saturation if you are using iPhone photos, just don’t. 😆

4. If your competition has a 2 night minimum and you are sitting at 3 or 4 night min that could be a factor in your occupancy.

1️⃣ Post your next few available openings on your social media stories with a link to book on your direct booking site. (Seems simple, but have you done it?)

2️⃣ Check in on your pricing strategy. Are you using dynamic pricing? If so, check in to make sure you are pacing with the market and adjust if necessary.

3️⃣ Update your photo descriptions. The airbnb algorithm loves to see active listings and changing photo descriptions is a great way to to show them you are active! Our team changes at least one word on one caption once a week. We call it the 1:1:1 strategy and it works!

4️⃣ Respond to ALL of the reviews your guests leave you. Again, Airbnb loves to see hosts being active on the platform and guests love to see responsive hosts! Seeing you engage with past guests helps them know you are committed to their future experience.

A few key takeaways:

📝Consider changing your title to include a callout of the design. 3 distances is a bit cluttered and not very engaging.

📸 Consider changing your second photo to the photo of the bedroom, the exterior is nice but not one of your best 5 photos. I like to always like to see living space, bedroom, kitchen in top five but then 2 more of the best selling points.

🌟 Make the listing description 2-3 sentences and then add your top three closest attraction distances under.

✅ Check in with your dynamic pricing strategy to increase occupancy.

❤️ Clean up “distances” section because right now it’s overwhelming. Choose 5-6
