After renovating and furnishing so many houses, there are definitely design decisions I would make again without hesitation. The pool at the Big House is one of them — from the pool itself to the surrounding lounge furniture, patio seating, outdoor sofa, and umbrella. Simple, comfortable pieces that make the whole space feel inviting. Linking the exact pieces we used here.

How we got a kitchen that looks like $200K without actually spending $200K.

The biggest savings came from smart planning—keeping the plumbing where it was, using reeded cabinetry only in high-impact areas, finding discounted stock marble, and skipping island pendants.

We spent where it made the biggest visual impact: custom arch carpentry, paneled appliances, limewash, and marble counters.

Expensive-looking doesn't always mean expensive. It's about knowing where to spend and where to save.

SHOP MY BEDROOMS 🛏️

After nearly 10 years of renovating rentals, every guest bedroom follows the same formula: bright paint, layered window treatments, blackout shades, lighting for two, and comfortable white bedding.

These are the exact pieces (and my favorite alternatives) I use across our projects, including The Big House. Linked below.

One of my favorite bedroom formulas: blackout curtains + woven shades, warm wood furniture, crisp white bedding, and soft neutral layers. It feels elevated without overcomplicating the space.

The primary bedroom is all about creating that boutique hotel feeling. We layered crisp white bedding with warm wood tones, soft textures, and a simple green throw for just enough color. Everything is designed to feel calm, comfortable, and easy to maintain for guests.

Even twin rooms deserve the same attention as the primary bedroom. Matching beds, layered bedding, warm wood furniture, and simple styling make the space feel cohesive and welcoming for every guest.

Guest bedrooms don't need a lot—they just need the right pieces. Comfortable bedding, layered textures, good lighting, and simple furniture make a room feel intentional without adding clutter.

New house... same cozy bunk room vibe. We kept everything warm and functional with layered neutral bedding, soft throws, simple wood furniture, and my go-to window treatment combination—woven shades, blackout curtains, and a wraparound curtain rod from Amazon. It gives the room a more custom look while helping guests get a great night's sleep.

Some of Wayfair pieces I’ve used throughout our homes are on sale for July 4th, with discounts up to 70% off. From timeless furniture and lighting to mirrors and accent pieces that work in so many spaces.

One of my favorite budget-friendly renovation hacks was using inexpensive metal bed frames as the base for these built-in bunks. Instead of building custom bunks from scratch, we simply wrapped the frames in wood, giving us the custom look while saving a significant amount on both labor and materials. Finished the room with cozy bedding, simple lighting, and warm wood accents to keep it inviting for guests.

Bathrooms are one of the easiest places to make a home feel more custom. We mixed Jaipur pink cement tile with warm brass fixtures, simple accessories, and a neutral palette to create a bathroom that feels timeless rather than trendy.

A bright kitchen layered with texture. Patterned tile on the island, woven pendants, warm wood accents, white cabinetry, and black fixtures keep the space feeling fresh while adding plenty of character. Linked the exact and similar pieces below.

Amazon Prime Day is here. These are some of the items I buy for every house - from mattresses and window treatments to lighting, smart home upgrades, cleaning essentials, and outdoor amenities. Rounded up a mix of products that are currently included in the sale. Linking everything below.

In my grandparents' Berkshires house, we kept the sink and stove in their original locations, preserved the existing window, and left the exposed beams intact. To make the kitchen work better for modern living, we knocked down a wall, expanded the footprint by 50%, added a second window, moved the fridge, updated the electrical, and installed all new cabinetry and appliances.

The goal was to preserve the character of the original home while improving the layout and functionality. Linking exact and similar sources from the space below.

Hamptons basement bathroom with a cement gray double vanity, stone countertop, brass fixtures, wall-mounted mirror, and Zia Zocalo Blanco floor tile. We added a runner and simple storage below the vanity to bring in a little more warmth, texture, and function without overwhelming the space. Linking exact and similar pieces here.

#LTKActive #LTKSaleAlert #LTKHome
Double vanity with a wood cabinet, brass fixtures, oval mirrors, and a tiled shower with a glass enclosure. For this bathroom, we used an extra-thick grout line and a creamy brown grout color to highlight the tile and tie in with the tones of the wood vanity. Grout color, spacing, and thickness can have a big impact on the overall look of a tiled space. Linking exact and similar pieces here.

One of my renovation rules is to invest more heavily in the things that stay with the house and are difficult to replace, while keeping furniture and decor more flexible over time.

For this space, we painted the wood floors white, added shiplap to the ceiling, installed a ceiling fan and statement pendant, swapped the curtains for woven shades, mounted an Art TV, and painted the front door black.

This bunk room was designed to look built-in without the cost of fully custom bunks. Instead of building custom bunks from scratch, we wrapped metal bed frames in wood to achieve a similar look while reducing labor and material costs. Paired with plaid Target sheets, simple wood stools, and lookalike lighting throughout the room. Linking exact and similar pieces here.

I used a Concretti wall-mounted sink in my own powder room and had been wanting to use the Kale color ever since. Loved it for this beach house powder bathroom - it feels fun and playful while still feeling elegant. Paired with brass fixtures, penny tile flooring, beadboard walls, and a few woven accents throughout. Linking exact and similar pieces here.

Large sectional, lounge chair, layered neutral rugs, wood accent tables, and a fireplace. Skylights and oversized glass doors bring natural light into the living space, while the open layout connects directly to the kitchen and backyard. Linking exact and similar pieces here.

One of my most-used powder room combinations: a wall-mounted sink, brass plumbing fixtures, light gold armed sconce, and penny tile floors. For this space, we used a Concretti wall-mounted sink paired with brass hardware, and an oval mirror. Linked exact and similar pieces below.

#LTKHome #LTKSaleAlert
In this kitchen renovation at Berkshires house, we balanced old and new by keeping elements like the exposed beams while adding new appliances, expanded windows, and updated finishes throughout the space.

Creamy cabinetry, warm wood floors, white countertops, a farmhouse sink, and brass fixtures helped update the kitchen while keeping the character of the original home. Linked the exact + similar pieces below.

One of the easiest ways to make a bathroom feel more intentional is defining the color palette first — before picking fixtures or decor.

For this space, we used smoky blue walls, warm brass plumbing + lighting, matte black accents, and crisp white finishes. We also painted the exterior of the tub black instead of replacing it, which completely changed the look of the room. Linked the exact and similar pieces below.

Norfolk Pt. 1: the living room renovation from our first Hamptons house we bought for ~$635K and later sold for ~$1.95M. (Swipe for before)

One of my biggest renovation rules: invest in the permanent upgrades renters can’t easily destroy, then mix in more affordable furniture + decor that’s easier to replace over time.

In this room we painted the wood floors white, added shiplap to the ceiling, installed a ceiling fan + statement pendant, swapped curtains for woven shades, mounted an art TV, and painted the front door black.
