A guest bedroom designed to feel fresh, comfortable, and easy.

We kept the room simple with crisp white bedding, soft neutral layers, and understated furniture, while the outdoor dining deck just steps away adds to the relaxed feel of the space.

The goal was to create a guest room that feels welcoming without overdoing the design. Linking the exact and similar pieces here.

A bunk room hack that adds more sleeping space without expanding the room.

We started with simple metal bed frames, then wrapped and painted them to give them the look of built-in bunks without the price of fully custom construction. It’s a practical way to maximize the number of beds, especially in a short-term rental where every sleeping space counts.

A guest bedroom can feel complete without filling it with furniture and decor.

We focused on the essentials — comfortable bedding, a mix of soft textures, good lighting, and simple pieces that make the room feel warm and thoughtfully put together without feeling cluttered.

How we created a cozy bunk room on a tiny budget.

You don’t need a fully custom bunk room or expensive furniture to make the space feel finished. We kept the foundation affordable with simple bed frames, then layered in neutral bedding, wood accents, simple lighting, and a few thoughtful details to give everything a more custom feel.

When you’re working with a tiny budget, save on the basics and spend selectively on the details that make the biggest visual difference. A few layers and intentional choices can make an affordable bunk room feel much more elevated.

How we got a kitchen that looks like $200K without actually spending $200K.

The biggest savings started with the design itself — keeping the plumbing where it was, limiting expensive cabinetry details to high-impact areas, sourcing discounted stock marble, and eliminating unnecessary electrical work like island pendants.

But we still spent where it mattered: custom arch carpentry, paneled appliances, limewash, and marble counters are the details that give the kitchen that elevated look. Expensive-looking doesn’t have to mean expensive. It’s about being intentional about where you spend and where you save.

The outdoor kitchen was one of our biggest splurges at the Big House, but it was designed to make the house a place where guests can really spend the whole day outside.

It has everything you need — fridge drawers, a sink, BBQ, barstools, TV, and an ice maker. Basically, you can go from the pool to cooking, eating, and hanging out without having to head inside. And yes, you can even use it without drying off first.

How I make a guest bed feel neutral without feeling boring:

I always start with an all-white, crisp cotton base — white pillows and a white duvet, just like a hotel. Then I layer in texture with a throw across the full width of the bed, neutral fabrics, and a body-pillow-sized lumbar for extra warmth.

A few throw pillows add even more texture and dimension without adding a lot of color.

The result: a guest bedroom that feels crisp, comfortable, and layered without feeling busy. Linking the bedding and pieces I used here.

One of my favorite budget-friendly renovation hacks is using inexpensive metal bed frames as the base for built-in bunks. Instead of building custom bunks from scratch, we wrap the frames in wood, giving us the custom look while saving a significant amount on both labor and materials. You can also do this same hack with full bunks (top and bottoms) as I’ve done in many other homes. We also sourced this awesome shiplap lookalike that we used to cover the frames. Painted it all one color and you’d never know it wasn’t a full custom carpentry build. Having the individual sconce lights and shelving for each guest makes each bed extra functional and inviting. Also- the sheets are target! Linking the exact and similar pieces here.

One of our biggest splurges at the Big House, but hopefully one that makes this the hangout house guests feel like they have to book. The outdoor kitchen has everything you need for a full day outside — fridge drawers, a sink, BBQ, barstools, TV, and an ice maker. And the best part? You don't even have to dry off to use it. After renovating and furnishing so many houses, there are definitely design decisions I would make again without hesitation. The pool at the Big House is one of them — from the pool itself to the surrounding lounge furniture, patio seating, outdoor sofa, and umbrella. Simple, comfortable pieces that make the whole space feel inviting. Linking the exact pieces we used here.

How we got a kitchen that looks like $200K without actually spending $200K.

The biggest savings came from smart planning—keeping the plumbing where it was, using reeded cabinetry only in high-impact areas, finding discounted stock marble, and skipping island pendants.

We spent where it made the biggest visual impact: custom arch carpentry, paneled appliances, limewash, and marble counters.

Expensive-looking doesn't always mean expensive. It's about knowing where to spend and where to save.

After nearly 10 years of renovating rentals, every guest bedroom follows the same formula: bright paint, layered window treatments, blackout shades, lighting for two, and comfortable white bedding.

These are the exact pieces (and my favorite alternatives) I use across our projects, including The Big House. Linked below.

The primary bedroom is all about creating that boutique hotel feeling. We layered crisp white bedding with warm wood tones, soft textures, and a simple green throw for just enough color. Everything is designed to feel calm, comfortable, and easy to maintain for guests.

New house... same cozy bunk room vibe. We kept everything warm and functional with layered neutral bedding, soft throws, simple wood furniture, and my go-to window treatment combination—woven shades, blackout curtains, and a wraparound curtain rod from Amazon. Bathrooms are one of the easiest places to make a home feel more custom. We mixed Jaipur pink cement tile with warm brass fixtures, simple accessories, and a neutral palette to create a bathroom that feels timeless rather than trendy.

In my grandparents' Berkshires house, we kept the sink and stove in their original locations, preserved the existing window, and left the exposed beams intact. To make the kitchen work better for modern living, we knocked down a wall, expanded the footprint by 50%, added a second window, moved the fridge, updated the electrical, and installed all new cabinetry and appliances.

The goal was to preserve the character of the original home while improving the layout and functionality. Linking exact and similar sources from the space below.

Hamptons basement bathroom with a cement gray double vanity, stone countertop, brass fixtures, wall-mounted mirror, and Zia Zocalo Blanco floor tile. We added a runner and simple storage below the vanity to bring in a little more warmth, texture, and function without overwhelming the space. Linking exact and similar pieces here.

Double vanity with a wood cabinet, brass fixtures, oval mirrors, and a tiled shower with a glass enclosure. For this bathroom, we used an extra-thick grout line and a creamy brown grout color to highlight the tile and tie in with the tones of the wood vanity. Grout color, spacing, and thickness can have a big impact on the overall look of a tiled space. Linking exact and similar pieces here.

One of my renovation rules is to invest more heavily in the things that stay with the house and are difficult to replace, while keeping furniture and decor more flexible over time.

For this space, we painted the wood floors white, added shiplap to the ceiling, installed a ceiling fan and statement pendant, swapped the curtains for woven shades, mounted an Art TV, and painted the front door black.
