The biggest savings started with the design itself — keeping the plumbing where it was, limiting expensive cabinetry details to high-impact areas, sourcing discounted stock marble, and eliminating unnecessary electrical work like island pendants.

But we still spent where it mattered: custom arch carpentry, paneled appliances, limewash, and marble counters are the details that give the kitchen that elevated look. Expensive-looking doesn’t have to mean expensive. It’s about being intentional about where you spend and where you save.

How I make a guest bed feel neutral without feeling boring:

I always start with an all-white, crisp cotton base — white pillows and a white duvet, just like a hotel. Then I layer in texture with a throw across the full width of the bed, neutral fabrics, and a body-pillow-sized lumbar for extra warmth.

A few throw pillows add even more texture and dimension without adding a lot of color.

Instead of building custom bunks from scratch, we wrap the frames in wood, giving us the custom look while saving a significant amount on both labor and materials. You can also do this same hack with full bunks (top and bottoms) as I’ve done in many other homes. We also sourced this awesome shiplap lookalike that we used to cover the frames. Painted it all one color and you’d never know it wasn’t a full custom carpentry build. Having the individual sconce lights and shelving for each guest makes each bed extra functional and inviting. In my grandparents' Berkshires house, we kept the sink and stove in their original locations, preserved the existing window, and left the exposed beams intact. One of my renovation rules is to invest more heavily in the things that stay with the house and are difficult to replace, while keeping furniture and decor more flexible over time.

For this space, we painted the wood floors white, added shiplap to the ceiling, installed a ceiling fan and statement pendant, swapped the curtains for woven shades, mounted an Art TV, and painted the front door black.
